Tim and Sally Roach were recently featured on Grand Designs New Zealand, creating a modern winery dream home for their upcoming retirement.
The modern property features a main house, barn, and glamping area, all set amongst a sprawling chardonnay vineyard in Martinborough, on New Zealand’s North Island. The $3.3 million build is a stunning example of what can be achieved when modern, minimalist design is combined with fun and eclectic elements that bring a sense of personality to the space.
The main home boasts four bedrooms, a large outdoor pool, a retro sunken ‘conversation pit’ style lounge and a modern walnut veneer kitchen with adjoining butler’s pantry. The exterior is clad with a striking mix of materials; black charred timber contrasts beautifully with light Oamaru stone providing a striking architectural feature amongst the stunning countryside.
To complement the home’s sense of personalized minimalism, Tim and Sally selected the EZ Concept® Door Suite for use throughout. Using this system – which combines EzyJamb® Flush Door Jambs, EzyDor® Premium Doors, and RocYork® Concealed Hinges – Tim and Sally created a range of luxurious, and unique designs that enhance the overall calibre of their dream home.

Mixing Modern and Retro Elements
The open-plan kitchen dining area is the heart of this spacious home and is a perfect example of modern design combining effortlessly with unique, personal elements. The raised ceilings provide a reference to barn architecture, but the overall design provides a sense of added sophistication.
The space speaks of a connection to the surrounding landscape, with warm, timber kitchen cabinetry, and sunken lounge furniture in a muted yellow and green. These tones blend seamlessly with the countryside surrounding the property.
We wanted to bring the outside in.
Tim Roach (Homeowner)
This effect of a seamless indoor-outdoor transition is further highlighted by Tim and Sally’s window design. In this room, and throughout the home, they selected to use EzyReveal® Steel Window Reveals to ensure a seamless, square-set finish around the windows. This selection removed the requirement for bulky architraves, ensuring the windows allowed for seamless continuity between indoors, and out.

Unique Hidden Door Feature
Their one-of-a-kind, custom design elements continue throughout the ground floor. Adjacent to the kitchen is the downstairs powder room, with contains a defining design feature of the home.
This space features an eclectic wallpaper which creates the convincing illusion of being inside a wine cellar, filled with barrels. This effect was created through the use of an EzyJamb Hidden Door System. The flush-finish effect created by the Door Suite means that, when the door is closed, it is almost impossible to tell where the door ends, and the wall begins; given away only by the handle. This creates a fully immersive illusion inside the compact room.
RocYork Concealed Hinges complete the hidden door effect, ensuring that there are no visible hinge barrels to disrupt the immersive experience.

Transitional Minimalism
In the transitional spaces of this home, Tim and Sally prioritised a clean and crisp minimalist design.
White walls and floor-to-ceiling windows mean that the expansive vineyard views take center stage as you walk through the space. To enhance this seamless minimalism, they again selected to use the EZ Concept Door Suite to ensure there are no disruptive architraves to clash with the clean and calm aesthetic. The EzyJamb Single Rebate Door Jambs provide an architrave-free finish, with only a simple, single rebate on the hallway side. This means that inside the adjoining rooms, the doors appear flush with the surrounding walls, delineated only by a simple, clean line.
Expansive Views
The goal of bringing the outside in, is again realised in the home’s primary bedroom. With expansive glass making up the entirety of three walls, the room feels right on the cusp of the vineyard and pool area outside.
These square-set windows are the focal point of the room, revealing expansive views and the rolling hills beyond.
